New construction housing will increasingly be more expensive in Spain. This is how blunt the Appraisal Society is about what will happen to the prices of newly built properties in the coming months.
As explained by Consuelo Villanueva, director of institutions and large accounts of the company, during the presentation of a report on the current and future situation of the real estate market, " the price tension will continue due to the undersupply of new construction . It is a home desired and that suffers from a shortage of supply, which puts pressure on prices.
Data from the appraiser show that the average Cambodia Telegram Number Data price of new housing has accelerated in the last year after experiencing a year-on-year increase of 6.4%, reaching 2,809 euros per m2 in June . This amount is already less than 100 euros/m2 from the maximums recorded at the end of 2007, at the height of the real estate boom (2,905 euros/m2).
And the trend points to more increases due to the imbalance between low production and the high demand that the residential market is dragging. In this sense, Villanueva has insisted that around 100,000 homes are currently being built per year, a figure that "does not even remotely cover the demand driven by the creation of new homes (250,000 per year)." An imbalance that, he adds, "does not let prices fall."
Data from the Ministry of Transport, Mobility and Urban Agenda (Mitma) put the number of new construction visas in 2022 at 108,958, practically the same as a year before (108,318) and much lower than those registered in 2006 (865,561 visas).
"Today there is six times less construction than 15 years ago, despite a still sustained demand for new housing. The new production is not enough to respond to population flows towards large cities and the creation of new homes," insists the appraiser.
Regarding sales, the adjustment is being more moderate than in the used housing market, although the gap between sales and the price is at a maximum.
